Why Epoxy Floors Fail in the UAE (and How to Avoid It)

alisha white

Walk into enough warehouses and you start to notice a pattern. The floor looked great on day one. Six months later, there’s a bubbled patch near the loading bay, a peeling edge by the door, and a stain that never came out. Most of the time, the epoxy itself isn’t the problem.

Epoxy is a simple idea. You mix a resin with a hardener, roll it over concrete, and it cures into one hard, seamless surface. It handles oil, chemicals and daily traffic far better than bare concrete or regular floor paint. That’s why epoxy flooring from a specialist contractor has become the standard choice for warehouses, factories, showrooms and car parks across the Emirates. But it only works as well as the floor underneath it.

1. Skipping the surface prep

This is the most common reason epoxy fails. Concrete that is dusty, oily or covered in an old coating won’t let the new layer bond. A coat applied over a dirty slab looks fine for a few weeks and then starts lifting. Proper prep means grinding or shot blasting the surface, repairing cracks and holes, and cleaning off every trace of dust. It takes time, which is why cheaper jobs tend to rush it.

2. Ignoring moisture in the slab

Concrete holds water, and in a humid climate that matters. If moisture rises through the slab, it pushes against the coating from below and causes bubbles or peeling, however good the product is. A simple moisture test before coating tells you whether the floor is ready or needs treatment first. If a contractor never asks about this, that’s worth noticing.

3. Choosing the wrong system for the space

A showroom and a warehouse need different things. A showroom floor is mostly about appearance and easy cleaning. A warehouse floor takes forklifts, dropped tools, pallets and chemical spills, so it needs a thicker, tougher system, sometimes with anti-static or chemical resistance. Putting a light-duty coating in a heavy-duty space is a common way to save money and then pay twice.

4. Applying it in the wrong conditions

Temperature and curing time matter. Heat in the UAE can make the material set faster than expected, and rushing the cure leaves the floor weaker. A good applicator plans the timing around the site conditions, not just the schedule.

What to ask before you hire someone

Ask how they prepare the surface, whether they test for moisture, which system they recommend for your space and why, and how long before the floor can be used again. A contractor who explains the process clearly usually does the work properly too.
