The three most common causes are clogged filters or a dirty/iced coil, low refrigerant from a small leak, and a failed capacitor or compressor. Start by cleaning the filters — it's free — and if it still won't cool, book a gas and leak check.
A standard split-unit top-up typically runs a few hundred dirhams, but it depends on the refrigerant type (R22 costs more than R410A) and how much is needed. Insist the technician finds and fixes the leak first — refilling a leaking system just wastes money.
Split units are quieter, more efficient and cool larger spaces better, which is why most apartments use them. Window units are cheaper upfront and simpler to swap out, making them reasonable for a single small room or a temporary setup.
It varies by contract, but in most UAE tenancies the landlord covers major AC repairs while the tenant handles routine servicing and filter cleaning. Check your contract, and photograph any fault before paying out of pocket.
Around 24°C is the usual sweet spot — comfortable while avoiding the heavy consumption of very low settings. Every degree lower raises running cost, so pair a moderate setpoint with clean filters and good insulation.
