Fan coil unit (FCU)

A fan coil unit (FCU) is the indoor unit that actually delivers cool air in a building served by chilled water or district cooling — instead of its own refrigerant and outdoor condenser like a split AC, it has a coil fed with cold water and a fan that blows room air across it. It's what most apartments on district cooling (Empower, Emicool and similar) have behind a ceiling grille or in a cupboard. FCUs still need their own maintenance: the filter and coil clog with dust, the condensate drain pan and line block and overflow (a common cause of ceiling leaks in towers), and the control valve or fan can fail. Because there's no gas or compressor in the flat, servicing an FCU is about airflow, cleaning and the condensate drain rather than refrigerant. Keeping the filter, coil and drain clear is routine AC repair and maintenance, and it's what prevents the weak-cooling and water-leak complaints FCUs are known for.
