Elastomeric paint is a thick, flexible, rubber-like exterior coating that does two things ordinary emulsion can't: it stretches to bridge hairline cracks (so it stays intact as walls move in the heat rather than cracking) and it forms a tough, weatherproof, highly UV- and heat-resistant film that resists the fading and chalking that kill standard exterior paint in a couple of UAE summers. That makes it a strong choice for villa exteriors here, and it also helps shed water and keep damp out. The catch is that it only performs over proper preparation — like any coating, elastomeric applied over chalk, dust, unrepaired cracks or damp will still fail; and it must go on at the correct thickness/spread rate. So it's the premium, longer-lasting exterior option (fewer repaints), but it earns its keep only as part of a proper prep-and-two-coat exterior painting system, not as a magic layer over a bad wall.
