Exterior villa paint keeps fading and cracking — what grade actually survives the UAE sun?
Our villa's exterior paint fades, chalks and cracks within a couple of years and we're tired of repainting (it's the same recurring-cracks frustration but outside).
- What grade/type of exterior paint actually holds up to the UAE sun (and coastal salt if you're near the water)?

Short answer: for a UAE exterior, the paint GRADE and the PREP matter more than the colour. A premium exterior-grade acrylic or ELASTOMERIC (flexible, weatherproof) coating designed for high UV and heat dramatically outlasts standard emulsion — it resists fading/chalking, bridges hairline cracks, and sheds water. But even the best paint fails fast over bad prep or unaddressed cracks/damp, so the job is: fix the substrate, prime correctly, then two coats of a proper weatherproof exterior system. Near the coast, add salt-tolerance to the spec.
What actually lasts: - Premium exterior acrylic / elastomeric weatherproof coatings — built for high UV, heat and thermal movement. Elastomeric is thick and flexible, so it bridges hairline cracks and stays put where a rigid cheap emulsion cracks and chalks. This is where the "repaint once" comes from. - Correct primer/undercoat for the surface — skipping it is a top failure cause. - Coastal: near the sea, salt accelerates everything, so specify a coating rated for it and expect tighter maintenance.
Why cheap jobs fail in 2 years: - Bad prep: painting over chalk, dust, damp or unrepaired cracks — the paint's only as good as what's under it. - Standard interior-grade or thin paint that can't handle the UV/heat. - Underlying damp/cracks not fixed first (paint doesn't fix a moving crack or external-wall damp).
