MEP (Mechanical, Electrical, Plumbing)

MEP stands for Mechanical, Electrical and Plumbing — the three service systems that make a home actually work: the AC and ventilation (mechanical), the wiring, distribution board and lighting (electrical), and the water, drainage and gas (plumbing). In a renovation it matters for two reasons. First, MEP changes — moving a socket, relocating a bathroom, adding an AC point — usually need authority approval, so they can't just be done quietly on the side. Second, MEP is done first, before tiling, painting and joinery, because it lives inside the walls, floors and ceiling. Trying to add or move a pipe or cable *after* the finishes are on means smashing open work you've just paid for. Get the MEP electrical work designed and signed off before the finishing trades start — and only then move to the final snagging stage.
