Business Bay office and apartments, what AC maintenance do these towers actually need to avoid summer breakdowns?

We run an office in a Business Bay tower and also have a couple of apartments in the building, and every summer something AC-related seems to fail at the worst time. What maintenance do these towers actually need to avoid the peak-heat breakdowns, and is office AC different from the apartments? Trying to get ahead of it on a schedule rather than paying emergency rates in July with staff sweating.

We learned this the expensive way, an FCU drain overflowed into our office ceiling mid-July. Now it's all on a spring maintenance schedule and we've had no summer failures since. Planned servicing is far cheaper than one emergency plus the water damage and the lost day.
