Discovery Gardens — the garden-facing rooms never cool properly, is it the AC or the layout?

We're in one of the Discovery Gardens low-rise buildings and the room facing the garden/courtyard just never gets properly cold, while the other rooms are fine on the same kind of AC. Is that the unit being weak, or is it something about how these apartments are laid out and the sun they get? Not sure whether to call someone for the AC or whether it's just how the flat is.

When one room lags and the rest are fine on similar units, it's rarely a broken AC, it's load versus capacity in that specific room. In Discovery Gardens' layouts the garden or courtyard-facing rooms often take more direct sun and glass than the others, so the same size split that copes elsewhere is simply outgunned there, especially if it's also due a clean. Check the cheap things first: is that unit's filter and coil as clean as the others (a choked one loses a surprising amount of output), is the room getting harsh direct sun through unshaded glass, and are doors left open so it's trying to cool more than its own space. If the unit is clean, correctly gassed and still can't hold the room, it's genuinely undersized for that exposure and the answer is shading the glass and improving airflow rather than just running it colder. A quick AC cleaning in Discovery Gardens will tell you whether it's a dirty-unit problem or a genuine load mismatch, which are two very different fixes.

Ours was the same and it turned out to be half dirty-coil, half afternoon sun. A clean plus a decent blind on that window basically sorted it, didn't need a bigger unit like I'd assumed.
