Post-summer villa exterior check — what should you actually inspect once the worst heat has passed?

Good timing, post-summer is exactly when to catch what the heat quietly did before the cooler, damper months expose it. Walk the exterior and check: paint and render for cracking, chalking or peeling (summer UV is brutal); window and door seals/gaskets for perishing (they harden and let dust and, later, water in); the roof and any waterproofing, especially flat areas and around penetrations, BEFORE any rain finds the weak spot; shade structures, pergolas and their fixings for heat-stressed or working-loose bolts; and metalwork (gates, railings, brackets) for the start of corrosion. The logic is that summer creates the damage and the first cooler, wet spell reveals it as a leak or a stain, so fixing seals, waterproofing and cracks NOW is far cheaper than after.
