Smart-home for a villa — is KNX worth it, or are Wi-Fi smart devices enough?
Kitting out our villa with smart-home tech, and I'm torn between a proper wired system (KNX) and just using Wi-Fi smart switches/devices.

Trying to decide before committing to one path. What actually makes sense for a villa here — the proper wired route or the plug-in smart devices?

Short answer: KNX is a professional WIRED automation standard — rock-solid, scalable and vendor-neutral, ideal for a whole villa done properly, but it costs more and is far easier to install when the walls are open (at build or a major renovation) than to retrofit. Wi-Fi smart devices are cheap, DIY and fine for lighting a few rooms or renting, but they depend on your network, can be flaky at villa scale, and mix ecosystems. For a villa you own and want reliable, whole-home control, KNX; for a few rooms or a light touch, Wi-Fi.
The real difference: - KNX (wired): a dedicated control cable (bus) links switches, lighting, blinds, AC, etc. It's an open international standard, so kit from different brands works together, and it doesn't depend on Wi-Fi/cloud — so it's reliable and scales to a whole villa. The trade-off is cost and cabling: it wants to be designed in and wired, which is dramatically cheaper with walls open. - Wi-Fi smart devices: smart switches, plugs, bulbs, hubs. Cheap, DIY, no rewiring, great for a few rooms or renters. But they lean on your network and the cloud, can get flaky/laggy across a big villa, and you often end up juggling several apps/ecosystems.
Worth it for a villa? - New build or major reno → KNX is usually the right call if you want proper whole-home automation; you'll never have a better/cheaper time to wire it. - Existing villa, no reno → retrofitting full KNX means chasing walls (disruptive/costly); many people go hybrid — KNX where cabling is feasible, Wi-Fi devices elsewhere — or stick to Wi-Fi for a lighter touch. - Renting / a few rooms → Wi-Fi devices, easily.
Retrofit: possible but the wiring is the cost — so the decision often comes down to are the walls open. Design and installation is a licensed electrician / automation specialist job, not a weekend DIY, if you go wired. Villa owners — KNX, Wi-Fi, or a hybrid, and any regrets?
Following up on my own question with where I've got to: the "are the walls open" point is decisive for us — we're not renovating, so full KNX would mean chasing cables through a finished villa, which killed the maths. We're going hybrid: wired where we can during a small planned bit of work, Wi-Fi devices for the rest. The reliability of KNX is clearly the draw for a big house, but retrofitting it into a finished home is where the cost balloons. If we were building, it'd be KNX from day one.
Renter's two cents: Wi-Fi smart devices are the obvious choice if you don't own or don't want to touch the wiring — cheap, reversible, take them when you move. The downside is real at scale though; even in an apartment, when the Wi-Fi hiccups the "smart" stuff gets dumb, and juggling three apps is annoying. So for a few conveniences they're great; for running a whole villa reliably I can see why people wire it properly. Horses for courses, and whether you own the walls.
