Why does cooling-tower / condenser water need treatment — what happens if you skip it?
Our water-cooled chiller setup has a cooling tower, and "water treatment" keeps appearing as a recurring cost line. Before I just keep paying it, I want to understand it:
- What does the water treatment actually do, and why does tower/condenser water need it?
- What genuinely goes wrong if it's skipped or done on the cheap?
- What does good look like, so I know I'm getting it?
Trying to justify the spend properly and know what I'm buying, rather than approving an invoice I don't understand. (This is the upkeep side of the water-cooled vs air-cooled choice.) What's the real story on tower water?

Short answer: cooling-tower/condenser water treatment protects the system from four things that evaporative cooling actively encourages — scale, corrosion, biofouling (slime/algae), and Legionella bacteria. Skip it and you get falling efficiency, corroding/scaled equipment that fails early, and a genuine public-health risk. It's not an optional invoice; it's what keeps a water-cooled plant efficient, alive, and safe.
Why tower water needs treating: a cooling tower works by evaporating water to reject heat. Evaporation concentrates the minerals left behind and constantly exposes warm water to air — perfect conditions for: - Scale — concentrated minerals deposit on hot surfaces (condenser tubes), insulating them so the chiller works harder → efficiency drops, energy cost climbs. - Corrosion — untreated water eats metal → leaks, failures, shortened equipment life. - Biofouling — warm, open water grows algae/slime that clogs and insulates, hurting heat transfer. - Legionella — warm water + aerosol (the tower's mist) is the classic Legionella risk; treatment + monitoring controls it. This is the health-and-safety one, not just efficiency.
What treatment involves (what "good" looks like): dosing scale/corrosion inhibitors and biocides, controlled blowdown (bleeding off concentrated water and replacing with fresh) to manage dissolved solids, filtration, and regular testing/monitoring with records — plus Legionella control in line with the norms Dubai Municipality expects.
Skip it and: the chiller silently loses efficiency (scaled condenser = higher bills), equipment corrodes and fails years early, and you carry a Legionella liability. So it's genuinely protecting both the plant and people. Treat it as essential, and expect testing records for the money. FM reality: water treatment is the classic "invisible until it isn't" line item. Cut it and nothing looks wrong for a while — then your energy creeps up (scaled condenser), a tower component corrodes out early, or worse you've got a Legionella exposure on an open evaporative system. The spend is small next to a re-tube, a chiller efficiency loss, or a health incident. Ask your provider for the test records and the blowdown/biocide regime; if they can't show you monitoring, you're paying for treatment you're not really getting.
Not on the plant side, but the "scale makes it work harder" point is the intuitive one — same reason a scaled kettle takes longer to boil, except here it's your whole cooling bill quietly climbing while nothing looks broken. Makes sense that the treatment pays for itself just in efficiency, before you even get to the corrosion and the health-and-safety side. Sounds like the thing to check is that they're actually testing and recording it, not just invoicing for it.
