Our district-cooling flat: is the annual FCU service actually worth paying for, and what should it include?

Short version: yes, it's usually worth it — but only if the "service" is a real one and not just a filter wipe. In a district-cooling flat the provider looks after the chilled water up to your flat; everything past that — the fan-coil unit (FCU), its coil, drain pan and control valve — is yours. That's the part that actually decides how well your rooms cool and whether you get leaks and smells.

A proper FCU service should include: - Coil clean — the fan coil unit coil is cold and damp all day, so it collects dust and biofilm; a dirty coil is the #1 reason cooling goes weak. - Drain pan + condensate line cleared and disinfected — a blocked drain is what causes the classic "water dripping from the ceiling" and the musty smell. This is the bit cheap services skip. - Control valve + actuator check — if that valve sticks, the fan blows but no chilled water reaches the coil, so the room never gets cold. - Strainer clean + filter — restores water flow and airflow.

Once a year is sensible for a normally-used flat, twice if you run it hard or have allergies. What it should NOT be is a five-minute filter rinse billed as a full service. If cooling is already weak or smelly, book a water chiller service in Dubai that explicitly lists coil + drain-pan + valve, not just "AC service."
