Bluewaters Island apartment — how does the chiller / district cooling actually work, and what goes wrong?
Looking at a place on Bluewaters and realised the AC there isn't a normal split — it's chiller / district cooling, which I've never lived with. No outdoor unit on the balcony, apparently.
Can someone explain in plain terms how it actually cools the apartment, and what tends to go wrong with these systems? I want to know what I'd be signing up to maintain (or not).

Happy to demystify it, because it's genuinely different from a split.
How it cools: a central plant on the island makes chilled water and pipes it to every apartment. In your home, that cold water runs through fan-coil units (FCUs) — usually hidden above the false ceiling — and a fan blows room air across the cold coil. So there's no refrigerant gas, no compressor and no outdoor unit in your apartment to break. The trade-off is you don't control the plant; you control the FCU and thermostat.
What actually goes wrong (the FCU side, which is your responsibility): - Weak or uneven cooling — usually a clogged FCU filter or a coil that needs cleaning, sometimes air trapped in the coil. - Water dripping from the ceiling — a blocked FCU condensate drain (very common in our humidity). - Noise / vibration — a tired FCU fan bearing. - A room that won't cool while others do — a stuck two-way valve or a dead thermostat.
The bill: two parts — a consumption charge for the cooling you use, plus a fixed capacity/demand charge that you pay even in a light month. Worth knowing before you sign.
None of it is scary, it's just a different maintenance list. If a room stops cooling or you get a ceiling drip, that's a job for a chilled-water specialist, not a normal AC guy. Our thread on a chiller cooling some rooms but not others covers that specific fault in detail.
The two-part bill caught me out when I moved into a district-cooling building — there's a fixed charge every month even if you're travelling and the AC is off. Not a fault, just budget for it.
