JVC residents — is the constant construction dust wrecking your AC faster than normal?
Living in JVC (Jumeirah Village Circle) and it's a great-value, central spot — but it's still very much a community under construction, with cranes and building sites on half the plots, and I think it's showing up in my AC.
Compared to my old, settled building, here my filters are filthy within weeks, the cooling drops off faster between services, and there's a constant fine dust on everything near the vents. It feels like the AC is fighting the building-site air.
For other JVC residents — or anyone in a still-developing community (Arjan, Dubailand, JVT, the newer clusters):
- Is construction dust genuinely the defining AC issue here, or am I blaming the wrong thing?
- How often are you actually cleaning filters and coils to keep up — monthly?
- Anything that helps beyond just cleaning more often?

You've nailed it — in a still-building community like JVC, construction dust is the number-one AC-maintenance factor, and it means you genuinely need to service more often than a settled area, not less. Fine site dust is exactly the particle size that packs a filter and then furs the evaporator coil behind it; once the coil is coated, cooling drops and the DEWA bill climbs.
The JVC/new-community rhythm I'd suggest: - Clean or rinse filters every 2–3 weeks in summer here (vs the usual 3–4) — you've seen why. - Full professional service twice a year minimum, and in a really dusty spot lean toward the coil clean being thorough, not a quick rinse. - Rinse the outdoor condenser coils too — site dust cakes them and they lose efficiency silently. - Keep windows/balcony doors shut on windy site days; a lot of the indoor dust is coming in, not just recirculating.
It won't last forever — once your immediate plots finish, the dust load drops and you can ease back to a normal schedule. Until then, treat it as a dusty micro-climate. JLT-based but the café taught me the same lesson about dusty air and equipment — it's relentless, and staying ahead of it is cheaper than catching up. The "it eases once your plots finish" point is real — watched it happen in a newer community. In the peak construction years the dust was a genuine tax on the AC; a couple of years after the surrounding towers topped out, it calmed right down. So don't buy a whole new system out of frustration during the dusty phase; just service more often, keep the coils clean, and it improves as the area matures.
