What size AC do I actually need for a room in the UAE — how do I work out the BTU?

I need to add (or replace) an AC for a room and I keep seeing BTU and tons thrown around, but I genuinely don't know how to size one. I understand the risk both ways: too small and it runs flat-out and never quite cools; too big and it short-cycles, wastes electricity and leaves the air clammy.

So how do I work out the right capacity for a UAE room specifically? A few things I suspect matter here but don't know how to factor:

  • Room size (obviously) — is there a rough rule?
  • Sun exposure / west-facing walls, big windows/glazing, top floor — how much do these push the number up?
  • Does the brutal Gulf climate mean I should size up versus a cooler country's chart?

Not after a precise engineering calc, just a sensible way to land on the right cooling capacity so I don't under- or over-buy. How do you size an AC properly out here?

Short answer: as a UAE starting point, budget roughly 1 ton (about 12,000 BTU/h) of cooling per ~120–150 sq ft of room — then add capacity for sun, glazing, top-floor and west-facing walls. A typical bedroom lands around 1–1.5 tons; a sunny living room often 2 tons+. In the Gulf you size UP, not down.

How to actually land the number: 1. Start from floor area — the ~1 ton per 120–150 sq ft rule gets you in the ballpark. (1 ton = 12,000 BTU/h.) 2. Add for the UAE heat drivers: - West/south-facing walls and big glazing → add capacity (glass is a heat sink; a Low-E upgrade reduces this). - Top floor / roof above → add for roof heat. - Kitchen or lots of electronics / people → add. 3. Sanity-check against the room's use — a home office with servers or a sunny majlis needs more than a shaded bedroom of the same size.

Why sizing up (a bit) matters here but not too much: undersized units in Gulf heat never reach setpoint and run 24/7 (high bill, early failure); oversized units cool fast then short-cycle, so they don't run long enough to dry the air — you get cold-but-clammy rooms and wasted power. The sweet spot is *slightly* generous, not huge.

When to get it specced properly: if it's a big/odd room or a whole villa, a proper AC sizing/load calculation beats a rule of thumb — it factors your exact glazing, orientation and insulation. Getting the size right is also half the repair-vs-replace decision — an old unit that never coped may have been undersized all along. What's worked for people's sunny living rooms — 2 tons enough?

Villa owner — the west-facing thing is real. My west lounge and my north bedroom are the same size, but the lounge needed a noticeably bigger unit to keep up in summer; the same size in both would've left the lounge sweating every afternoon. So don't just go by floor area room-to-room — the afternoon-sun rooms need more. Also worth solar film or Low-E glass on the big west windows; it lets you get away with a slightly smaller unit and a smaller bill.

Budget angle: don't over-size out of "to be safe" — a too-big unit costs more upfront, short-cycles, and actually cools *worse* (clammy air) because it doesn't run long enough to dehumidify. I made that mistake once. Size it *slightly* generous for the sun, keep the filters clean so it performs to spec, and that's the efficient sweet spot. Getting a proper load calc for the big rooms paid for itself in a smaller, cheaper-to-run unit.
