Palm Jumeirah villa, the sea air is hard on our glass and aluminium, what maintenance actually keeps them right?
We're in a Palm Jumeirah villa right on the water and the sea air is clearly hard on all our glass and aluminium, frames marking, seals looking tired, fittings stiffening. What maintenance actually keeps glazing and aluminium right in this salt-air environment, and what tends to fail first? Trying to look after big glass elevations properly rather than let the coast quietly wreck them.

Living on the water, the sea air is the whole story for glass and aluminium, and it attacks the frames, seals and hardware long before the glass. What goes first: the finish on aluminium frames (salt pits and dulls it), the gaskets and seals around the glass (they perish and let water and draughts in), and the moving hardware on sliders and windows (corrodes and stiffens). The panes themselves usually last, but failed edge seals on double-glazing show up as misting between the panes. The maintenance that keeps them right is regular fresh-water cleaning of frames and tracks to get salt off, resealing when gaskets harden, servicing the rollers and locks, and refinishing aluminium before corrosion takes hold. A glass and aluminium team that works on Palm Jumeirah will know the sea-air failure pattern and service to it. On the coast it's regular upkeep or accelerated corrosion, there's no middle option.
Same on our frontline plot. The killer was stiff, corroded slider rollers, we left it and a huge door became almost unusable. Now the tracks and seals get cleaned and serviced on a schedule. Salt is relentless here, staying ahead of it is the only thing that works.
