Is an annual home maintenance contract worth it in Dubai, and what should it actually cover and cost?
I keep getting offered annual home maintenance contracts and I can't tell if they're good value or just a way to lock me in. For a normal villa here, is an annual contract actually worth it, and what should a good one cover and roughly cost? What are the catches to watch for? Trying not to overpay for something I'd only half-use.

A contract is worth it when the scope genuinely fits your home, and a waste when it's vague. A good AMC in Dubai is built around the things that actually recur here: scheduled AC servicing (the single biggest one in this climate), periodic plumbing and electrical checks, and a set number of handyman callouts, so small faults get caught and fixed before they turn into emergencies. What makes it pay is prevention, catching the blocked drain or the tired AC before it fails in July. The catches to watch: woolly scope ('maintenance' with no defined visits), exclusions that quietly cover the expensive stuff, and packages priced for more visits than a normal home needs. So read what's included per visit and what's excluded, not just the monthly figure. For most villas a right-sized home maintenance services in Dubai contract that centres on AC plus periodic checks is worth it; an overbroad or vague one isn't. Judge it on the inclusions.
We run contracts on a couple of properties. The ones that pay are the ones where AC servicing is properly scheduled, that alone has stopped summer failures. The ones we dropped were vague 'maintenance' packages that excluded anything actually expensive. Read the exclusions line by line before signing, that's where the value is decided.
