Gypsum false ceilings — what drives the cost, and what should I know before doing one?

We're considering gypsum false ceilings — for lighting, a cleaner look, and hiding ducts/pipes. But I have no idea what drives the price or what to watch for.

  • What drives the cost — area, design complexity, the lighting, the plastering/finish?
  • What should I know before committing — moisture in wet areas, access to what's above, ceiling height loss?

Trying to budget and brief it sensibly rather than get surprised halfway through. What should I understand first?

Short answer: gypsum false-ceiling cost is driven mostly by DESIGN COMPLEXITY and INTEGRATED LIGHTING, not just area. A flat, plain ceiling is cheap per square metre; add cove/tray details, curves, multi-level drops, and lots of integrated/cove lighting and the price climbs fast (more framing, more plastering, more electrical coordination). Before you commit, the things to know are: moisture-resistant board in wet areas, keeping ACCESS to anything above it, and the HEIGHT you'll lose.

What drives the cost: - Design complexity — a simple flat/peripheral drop is the baseline; cove/tray details, curves, multi-level, coffers each add framing and skilled plastering. This is the biggest swing. - Integrated lighting — cove/indirect lighting, lots of downlights, LED strips → more electrical work and coordination, and it has to be planned *before* the ceiling closes. - Area — yes, but it's the per-m² x design, not area alone. - Finish quality — the plaster/paint finish level. - Access/services — working around ducts, FCUs and pipes.

What to know before committing: 1. Wet/humid areas need moisture-resistant board (the green/water-resistant type) — standard gypsum in a bathroom/near wet zones will suffer. Non-negotiable here. 2. Keep access — don't bury an FCU, a valve, a junction box or a condensate drain with no access panel; you'll need to reach them, and a sealed-over FCU is a nightmare later. 3. Height loss — a false ceiling drops the height (more with cove/services). In a lower room, factor it. 4. Coordinate lighting + AC + ceiling together — decide light positions and any ceiling FCU/grilles before it's built.

Common regret: burying services with no access panel, or skimping the board type in a wet area. Plan the lighting and access first, then the design. The access-panel point is the one to hammer — a relative had a ceiling FCU sealed over with no hatch, and when it needed servicing they had to cut the new ceiling open. Make sure every valve, FCU and junction box you're covering has an access panel designed in. And yes, the cove lighting is where the budget goes; a plain ceiling is cheap, all the indirect-lighting drama is not. Decide your lighting before they build it, because retrofitting it after means opening the ceiling back up.

Good to know it's the design and lighting driving the price, not just the size — I'd assumed it was mostly per square metre. And the moisture-resistant board in bathrooms is something I'd never have thought to ask about. Sounds like the brief needs to nail down lighting positions, access panels and board type up front, or you get surprises (and a ceiling you have to cut open later). Height loss too — hadn't considered you're literally lowering the room. Really helpful before we get quotes.
