How do I find a hidden water leak in my villa before it wrecks the walls?

Something's leaking in my villa and I can't see where. Three things tipped me off: my DEWA water charge jumped about 30% with no change in how we live, there's a damp patch low on a wall in the downstairs majlis that's slowly getting bigger, and late at night with every tap and the washing machine off, I can faintly hear water trickling somewhere in the wall.

Nothing is visibly dripping. No tap drips, the tanks look fine, and the garden isn't wet. I don't want to start knocking holes in walls and lifting floor tiles on a guess.

How do plumbers actually pinpoint a hidden leak like this — is there a way to confirm it's even a supply-pipe leak and roughly where it is, before anyone opens up the structure? And is a slow hidden leak something I need to jump on, or can it wait until after summer?

Good instinct not to start smashing tiles. Work it in order — cheapest checks first.

1. Confirm it's a supply leak (free, 10 minutes). Turn off every tap and water-using appliance. Find your apartment/villa water meter and watch the flow indicator (the little spinning dial). If it's still creeping with everything off, water is escaping somewhere on your pressurised pipework — that's a real supply leak, not just condensation.

2. Split hot from cold. Close the isolation valve on the water heater and re-watch the meter. If the meter stops, the leak is on the hot line (often near or after the heater); if it keeps moving, it's on the cold side.

3. Then, and only then, locate it non-destructively. This is what a proper leak-detection plumber does before opening anything: acoustic listening (amplifies the hiss of water escaping a pressurised pipe under the screed), thermal imaging (a hot-water leak shows as a warm plume through the floor), a pressure/pipe test to prove which line fails, and a moisture meter to map how far the damp has tracked. Only after the leak is pinned to roughly a metre do they cut — one neat opening instead of exploratory demolition.

A trickle you can hear plus a spreading damp patch is almost certainly a slab or wall-chase leak, and no — don't leave it over summer. Constant moisture behind tiles rots the wall, feeds mould, and can undermine the waterproofing in a wet area. Before you assume it's a supply pipe, rule out the AC. A blocked or overflowing condensate drain is the single most common cause of a mystery damp patch in Dubai — the indoor unit pulls litres of water out of the humid air every day, and if that drain backs up it runs down inside the wall exactly like a plumbing leak, but your water meter won't move. If the meter test above shows the meter is dead still with taps off, look up at the nearest AC before you call a plumber.

If you were renting I'd add: photograph the damp patch and the meter reading, and report it to the landlord/building in writing before you pay anyone. A supply-pipe leak inside the structure is usually the owner's responsibility, and a paper trail matters if the damage spreads.
