Town Square and Mudon residents — how does the district cooling work out here, and what should you watch on the bill?
We're in one of the newer communities out this way (Town Square) and it's all district cooling rather than the usual split ACs I'm used to. I don't fully understand how it works, why the bill is structured the way it is, or what upkeep is actually on me versus the developer. Can someone explain how the district cooling setup works in these communities and what I should be keeping an eye on, both for comfort and on the bill?

District cooling in communities like Town Square and Mudon works differently from a split, and once you see the shape of it the bill makes sense too. Instead of each home having its own condenser, a central plant chills water and pipes it round the community; inside your home, fan coil units (FCUs) blow room air across that chilled water to cool it. So your comfort depends on two things: the building/community supplying good chilled-water flow, and your own FCUs being clean and working. Your bill has two parts, a consumption charge for the cooling you actually use, plus a fixed capacity (demand) charge for the connected capacity reserved for your home, which is why it isn't zero even in a mild month, explained in the thread on why a district-cooling bill runs high and how the two charges work. What's on you is the FCU side: keep filters and coils clean and the condensate draining. What's on the provider is the chilled-water supply. A district cooling service in Town Square that maintains the FCUs keeps your rooms cold and helps you tell a home-side issue from a supply one.
The two-part bill confused me at first too, the fixed charge feels odd until you realise you're paying to have the capacity reserved. Keeping the FCU filters clean genuinely helped our cooling and stopped a musty smell. Worth knowing what's yours vs the provider's before you complain to the wrong one.
