Why is my AC running but not cooling the apartment? (Dubai Marina)

My split AC in Dubai Marina runs constantly but the apartment just won't get cold — it's sitting around 28°C even with the unit set to 19°C. The outdoor unit is running and there's airflow from the indoor unit, just not cold air. It was fine last summer.

Before I pay for a call-out, what are the usual suspects here? Is this a gas problem or something I can check myself?

Nine times out of ten in Marina apartments it's one of these three, in order of likelihood:

  1. Clogged filters / dirty coil. Dust here is brutal. A blocked filter chokes airflow and the coil ices up — you get air, but not cold air. Switch the unit off, pull the front filters, and check if they're grey. Wash them, and look for ice on the copper coil.
  2. Low refrigerant (gas). If the unit cools for 10 minutes then stops, or the copper pipe at the outdoor unit is frosted, you're likely low on gas — which usually means a small leak, not "gas runs out." That needs a technician with gauges; topping up without finding the leak is throwing money away.
  3. Failing capacitor / compressor not engaging. If the outdoor fan spins but the compressor never kicks in, the room never cools. That's a pro fix.

Adding a renter's angle: if you're leasing, a cooling fault like this is usually the landlord's or the building's responsibility, not yours. Check your tenancy contract before you pay for gas out of pocket — take a photo of the thermostat reading as evidence.

Filters were absolutely filthy 😳 washed them and there was a thin layer of ice on the coil like you said. Cooling better already. Booking a service to be safe. Thank you!

Adding a note as this comes up every summer — "running but not cooling well" splits into a few distinct causes worth ruling out separately: if it also smells musty, that's a dirty coil/drain; if it keeps starting and stopping, that's short-cycling (often low gas or a dirty coil); and if cooling fades over the season, it's usually a refrigerant leak, not a unit that "needs gas". Match the symptom to the cause rather than guessing.
