I've been paying per-visit and honestly for a single split it's worked out cheaper than an annual contract. A contract makes more sense once you've got 2+ units or a ducted system. Whatever you pick, ask whether coil cleaning and gas checks are included or billed extra — that's where quotes quietly differ. Trade view (I won't name-drop my own company): judge them on three things — do they do a proper coil clean not just a filter rinse, do they check gas pressure with gauges rather than eyeballing it, and do they give you a written report.
