How often should villa AC be serviced in Dubai Hills Estate?
For those in the newer villa communities like Dubai Hills — how often are you actually servicing your AC, and what does a proper villa service include?
These are big homes with several units, often ducted, and I would rather set up a sensible schedule than wait for something to fail in July. What is realistic without over-servicing and overpaying?

Villas are a different job to a one-bed flat — multiple indoor units (or ducted air handlers), more filters, longer drain runs, and bigger condensers working hard in the open. My rule for Dubai Hills-type villas: a full professional service twice a year (once before summer, once mid-season), plus filter cleaning yourself every 3 to 4 weeks in the hot months. If it is ducted, make sure the service actually includes the return-air filter and a drain flush, not just a quick gas check.
An annual maintenance contract can make sense here purely because there are several units to track — just read what is actually covered. And do the pre-summer visit early: see the summer AC prep checklist the community put together.
Would add: on ducted villa systems the number one thing people skip is the ductwork and the condensate line, and that is exactly what causes the mid-summer musty smell and ceiling drips. Any decent company that covers Dubai Hills Estate should be checking those, not just topping up gas. If they only quote for a gas refill, they are not really servicing it.
