Jumeirah Islands: the lakeside air is wrecking our window seals and hardware — do we repair or replace?
Our villa backs onto the water in Jumeirah Islands, and the windows and sliding doors are showing their age: draughts, a bit of whistling wind, dust getting in at the frames, and the screws and handles are rusting and streaking down the aluminium.
Two companies have looked and both jumped straight to "replace the windows," which feels like a lot.
So: - Is the lakeside air the real cause of all this? - Do we repair (reseal and re-fix) or actually replace the windows? - If we replace anything, is it the whole window or just parts of it?

Living on the lakes, the humidity and moving air age two things fast: the rubber seals and the metal fixings. The good news is that both are usually repairs, not a full window replacement — people assume "tired windows = new windows" and overspend badly.
What's actually happening on a waterfront villa like yours in Jumeirah Islands: - Perished glazing gaskets: UV and damp harden the rubber until it cracks and shrinks — that's your whistling wind, dust and water at the frame. Re-gasketing and re-sealing restores it. - Corroded hardware: cheap steel screws and brackets near water suffer galvanic corrosion and rust-streak, seize and weaken. The fix is swapping to marine-grade (316) stainless fixings and matched metals, not a new frame. - Fogged sealed unit: if the glass itself has misted between the panes, that unit is done — but you replace the glass unit, not the whole window. - Rollers/tracks: sliding doors on the water get gritty and stiff; re-rollering and cleaning the track is routine.
So the order is: reseal + re-gasket + marine-grade fixings + service the rollers, and only replace glass that's actually fogged. It's the same corrosion story as the exterior paint and metalwork on the water — the water attacks the fixings and finishes first.
Can confirm from a waterfront-facing place: the first company quoted me for full new windows, the second just re-sealed, re-gasketed and changed the corroded screws for stainless — draughts and whistling gone, a fraction of the price. Always get the "repair" opinion before the "replace" one when it's seals and fixings.
One thing to add: on the lakes, rinse the frames and hardware with fresh water now and then, especially the tracks and hinges. It sounds trivial but it slows the corrosion a lot — the salt/mineral film is what accelerates the pitting on fixings. Cheap habit, meaningfully longer life on the metalwork.
