How often does a villa water tank actually need cleaning in Dubai, and roughly what should it cost?
As a landlord with a couple of villas I keep getting asked about the water tanks and honestly I don't know the right interval. How often does a domestic water tank actually need cleaning here in Dubai, and roughly what should a proper clean cost so I can budget it across the properties? I'd rather do it on a sensible schedule than react to a tenant complaint about the water. Is twice a year overkill or about right?

Twice a year is about right here, not overkill. The rule of thumb in this climate is a clean and disinfect every six to twelve months, because the heat plus dust means sediment, biofilm and sometimes insects build up in the tank faster than in a cooler country, and that's what affects water quality and smell. For a normal villa tank it's a routine, affordable job, drain, scrub, disinfect and flush, not a big-ticket repair, so it budgets easily as a scheduled item rather than an emergency. Costs vary with tank size and access so get a quick quote, but the point is it's cheap relative to dealing with contaminated water or a tenant complaint. Best value across several villas is to put it on a fixed schedule (say every six months, before summer) rather than call it in reactively, water tank cleaning in Dubai is one of those jobs much cheaper to keep on top of than to fix after. Diarise it per property and you'll never get the bad-water call.
We learned this the hard way, skipped it for two years and the tank had a real sediment layer and a smell. Now it's every six months before summer and the water's been fine since. It isn't an expensive job, it's just one people forget until something's wrong with the water.
