Large villa plumbing in Emirates Hills — what keeps going wrong?

These are classic large-villa problems, and the important thing is they're almost never blockages — they're pressure and design issues, which is why one-off patches never hold.

• Weak pressure upstairs: in a two/three-storey villa the mains often can't push evenly to the top floor, so there's a booster pump and a pressure-reducing valve (PRV). A pump that's undersized, failing, or a PRV set wrong gives you exactly the up-and-down pressure you describe. That's a diagnosis-and-adjust job, not a wrench-on-a-tap job.
• Slow hot water at the far bathroom: long pipe runs mean the hot water sitting in the pipe has gone cold, so you wait (and waste water) every time. A hot-water recirculation pump or a small point-of-use heater at the far end fixes it.
• Booster pump noise / short-cycling: usually a waterlogged pressure vessel or a failing pressure switch — cheap parts, but ignore it and the pump burns out.
• Watch for water hammer after a new PRV or pump goes in — that banging is fixable too.

Get someone to do a proper pressure survey across the floors once, rather than calling out for each symptom. A firm that regularly services villas in Emirates Hills will know these layouts and the pump setups they use.

The recirculation pump tip is underrated. We were literally running the tap for a minute waiting for hot water at the guest bathroom — that's water on the bill every single time. Fixed it once, done. Cheaper than I expected.
