Chilled-water vs your own DX AC for a commercial unit — which is better to run a business on?
I'm fitting out a commercial space and the cooling setup varies by unit: some are on the building's chilled-water (district cooling) supply with FCUs, others I'd install my own DX (split/ducted) AC. For a business the choice matters more than at home, so I want to understand the trade-off before I sign a lease.
For a commercial unit specifically:
- Cost structure — chilled water's consumption + fixed capacity charge vs owning DX kit and paying DEWA electricity + maintaining it?
- Control — can I cool my hours/zones the way a business needs?
- Who fixes it when cooling fails mid-service — the building (chilled water) or me (my DX)?
This is the commercial version of the residential district-cooling-vs-split question — but for a business, downtime = lost revenue, so the "who fixes it fast" part really matters. What would you choose for a commercial unit, and why?

Short answer for a business: chilled water means low hassle and no kit to own, but you're dependent on the building's plant and pay a fixed capacity charge regardless of trade; your own DX gives you full control (your hours, your zones) and you fix breakdowns on your own schedule — but you own the capital cost, the DEWA electricity and the maintenance. For a business where downtime = lost revenue, the deciding question is: do you value low-hassle-but-dependent (chilled water) or control-but-responsible (DX)?

The business-critical bit — mid-service breakdown: on chilled water, if the plant or riser fails it's the building's to fix on their timeline (frustrating when you're losing covers); if your FCU fails it's yours. On DX, everything's yours — which is worse if you've no plan, but better if you hold an AMC with a fast-response clause, because you control the fix.
My steer for F&B/retail: if you can, DX with a solid maintenance contract gives a business the control and the fast-fix accountability it needs; chilled water suits lower-intensity units that value zero kit ownership and predictable-ish billing. Either way, get the capacity charge / tariff (chilled water) or the maintenance response time (DX) in writing before you sign. A chilled-water systems specialist can assess a specific unit's setup. As the one asking — this is exactly the framing I needed. The mid-service breakdown fear is real: I've had cooling wobble during a busy service and the difference between "I call my AC guy who's contracted to come fast" and "I raise a ticket with building management and wait" is enormous when the room's full. Leaning DX-with-a-good-AMC for the control, but the fixed capacity charge on chilled water not scaling with quiet months is genuinely tempting for a low-traffic unit. Horses for courses, as ever.
One neutral commercial point: check the lease and the fit-out rules before assuming you can install your own DX — some buildings mandate chilled water and won't allow condensers, others are fine with DX. So the choice may be partly made for you by the building. Where you do have the choice, the "who fixes it fast" accountability is the business-critical factor Sam nailed — for anything revenue-sensitive, owning the fix (DX + fast AMC) usually beats waiting on a landlord. Get it all in writing at lease stage.
